7 Signs It’s Time to Repaint Your Multi-Family Property
For apartment and multi-family property managers, exterior painting is about more than keeping a property looking its best. Paint and protective coatings are an important part of preventative maintenance, helping protect stucco, wood siding, trim, wrought iron and other exterior surfaces from ongoing exposure.
Waiting too long to repaint can turn relatively minor maintenance into costly repairs. Here are 7 signs your multi-family property may be ready for exterior painting.
1. Faded or Chalking Exterior Paint
Southern California sun can be especially hard on exterior coatings. Over time, colors fade and painted surfaces can develop a chalky residue.
Fading may seem cosmetic, but it can also be an early indication that the coating is aging and losing its ability to protect the surface underneath. Addressing the property at this stage can often help prevent more extensive deterioration.
Chalking or peeling exterior paint
Fading, chalking, and peeling are signs your protective coating is beginning to fail. Repainting early can help protect exterior surfaces before more costly damage occurs.
2. Peeling, Cracking or Flaking Paint
Once exterior paint begins peeling or cracking, the underlying material becomes increasingly exposed to the elements.
This is particularly important around wood fascia, eaves, siding, doors and trim. If exposed wood is left unprotected, what begins as a painting project can eventually require wood repair or replacement.
3. Rust Appearing on Wrought Iron Railings & Fences
Wrought iron fencing, balcony railings, gates and handrails should be inspected regularly. Depending on exposure and existing coating condition, these surfaces may need maintenance painting as frequently as every 2–3 years.
Small areas of surface rust are much easier to address than widespread corrosion. Once coatings fail, rust can spread beneath the paint and eventually lead to more extensive metal preparation and repairs.
4. Cracks Are Developing in the Stucco
Hairline cracks are common on stucco buildings, but they shouldn't be ignored.
Cracking, peeling coatings, staining and deteriorated areas can indicate that it's time to evaluate the exterior. Addressing minor cracks and applying the appropriate coating system early may help prevent the need for more extensive stucco patching and repairs later.
Cracked or deteriorating stucco
Small cracks can become costly repairs. Addressing damaged stucco and failing coatings early can help protect your property and prevent more extensive patching and repairs.
5. Wood Siding or Trim Is Beginning to Deteriorate
Look closely at wood siding, fascia, window trim, eaves and other exposed wood components.
Peeling paint, splitting, warping, exposed wood or soft areas can be signs that deterioration has already started.
Painting before significant wood damage occurs is considerably easier than replacing damaged siding, fascia and trim.
Deteriorating Wood Trim
Peeling paint and exposed wood can quickly lead to rot and deterioration. Repainting early helps protect wood trim before costly repairs or replacement are needed.
6. Previous Repairs & Patches Are Becoming Visible
As an exterior coating ages, previous stucco patches, repairs and touch-ups may begin showing through.
You may also notice uneven fading or noticeable differences between elevations. These are good indicators that spot repairs and touch-ups may no longer be enough and that the property should be evaluated for a more comprehensive exterior repaint.
7. You're Spending More Time & Money on Small Repairs
This is one of the biggest signs property managers should watch for.
If maintenance teams are constantly touching up paint, treating rust, repairing wood or patching stucco, it may be more economical to address the exterior comprehensively.
The goal is to paint before deterioration turns into:
Wood replacement • extensive stucco patching • siding replacement • major crack repairs • wrought iron repairs
